How to Protect Hardwood Floors When Moving House

Floor damage is an easily overlooked risk when moving furniture from one property to another. Heavy couches, dining tables, wardrobes and appliances can scratch timber, chip tiles or leave marks on carpet if they are moved without suitable precautions.

Learning how to protect floors when moving house helps keep your property in good condition and reduces the risk of avoidable repair costs.

Clear the Moving Path

Before moving day, identify the route between each room, the entrance and the moving vehicle. Remove loose rugs, shoes, toys and other objects that could create trip hazards.

Check doorways, hallways and corners for tight spaces. Knowing where large furniture may need to turn helps you plan the safest route and identify areas requiring additional protection.

Use Suitable Floor Protection

Different flooring materials need different protective methods:

  • Timber and engineered wood: Vulnerable to scratches from trapped grit or small stones. Use suitable protective runners or non-slip floor coverings designed for moving activities.
  • Tiles: Can chip under concentrated loads or impact. Use appropriate protective materials, particularly around thresholds and corners.
  • Carpet: Can become stained or crushed when exposed to dirt, moisture and heavy furniture. Clean footwear and suitable temporary coverings help minimise these risks.

Always check that protective coverings are compatible with the flooring. Some adhesive tapes and rubber-backed materials may leave residue or discolour sensitive surfaces.

Never Drag Heavy Furniture

Dragging a sofa or cabinet across a floor can create deep scratches. Lift items where safe and practical, use suitable moving equipment, and make sure the team handling the furniture understands the route.

Furniture sliders can help in appropriate situations, but they must be suitable for the flooring and the item's weight. Large appliances and awkward furniture should not be moved using improvised methods.

Protect Doorways and Staircases

Door frames, skirting boards and staircase edges can be damaged when large items are manoeuvred through narrow spaces.

Measure bulky furniture in advance and check the dimensions of doorways, lifts and stairwells. Protective padding can help prevent accidental contact with walls and frames.

Complete a Final Inspection

After the furniture has been removed, inspect the floor for scratches, marks or other damage. Address dirt and moisture promptly using cleaning methods recommended for your flooring type.

If you are renting, consider taking photographs before and after the move to document the property's condition.
